REC № 0002 · Headland Mission Beach

Built To Be Found.

Headland, Mission Beach. Twelve titled coastal lots and an approval that will not come again. We built the brand and the website that sell the opportunity.

$19.71a lead · a $60–90 projection

The Brand Book

The Whole System,
In One Book.

Twelve lots. One development approval. Freshly titled and ready to sell, with no name and no identity to sell them under. We made the brand out of the two things that were already true. The place and the document council issued. Everything since has been built on it.

01The Problem

No Conversion.

An early paid run to a warm audience saw four hundred leads, without a real enquiry. The offer needed a trustworthy brand, and reach for the unaware buyer who could afford to build.

02The Strategy

Lifestyle And Freedom.

Paid social, to reach the buyer further afield, not in the Colliers portal. The insight: this buyer's fear is operational, not philosophical. The dread is spending two years and seven figures only to find the approval will not allow the home they wanted. De-risking is the gateway, and lifestyle the reward.

03The Website

As A Document.

We hand-built a custom site that reads like the front matter of a book. Five sections and twelve lot pages, under a Volume, Section and Plate scaffolding. The site plan is interactive, traced from the real survey, each lot colouring open, under contract or sold from a live status file. A three-tier funnel, every lead straight to the agents. The top of funnel, the Information Memorandum that lands in the inbox within minutes.

Lot 13 got its own name, film, page and memorandum, and its own case: The Point.

04The Renders

Closing The Imagination Gap.

83% of buyers' agents say staging on empty lots, leads to improved sales, as buyers can picture it as their own (NAR, 2025).
We built a render pipeline in-house. One architectural register across the lots, graded to sit beside the real drone photography.

05The Message Test

Two Messages. Two Jobs.

Flight 1 ran Approval against Freedom on near-identical spend, so the read is clean. The leads landed close. What separated them was what people did next.

The carousel that walks through the approval is where the questions land. The Freedom reel is the one people send on and keep. Freedom is the more efficient unit. Approval is the one people question, and a buyer whose fear is operational asks before they enquire. Both jobs matter, so both stay in the flight.

06The Feed

A Presence, Built From Zero.

The page started empty. We built it into the home for the campaign and posted the work while the paid engine ran. Seventy-five thousand views landed inside twenty-eight days, on Facebook and Instagram, almost none of them followers yet. Then came the proof only strangers can give. They visited the profile, clicked through to the site, and shared the work themselves. Fifteen shares carried one reel across Far North Queensland on its own.

07The Reporting

Every Number, On The Record.

One link, shared with the owner and both agents. A campaign record refreshed every Friday for three months. Spend, leads, cost per lead, the read on every ad, next to the plan and the sector benchmark. No slideware. No month-end surprise. They read on Friday and act on Monday, off the same numbers we run.

Read against the plan, not the sector. Governing metric is cost per intent lead. Figures move with late attribution.

08The Quarter

Three Months, Counted.

The goal was 100 to 150 leads on $9,000 over three months. The campaign returned 328 for $6,465 and the client paused it on 8 October. Three flights, each built on the one before.

What held

Video beat every other format on the same audience, $13.96 a lead for the Freedom reel in month 1 and $18.74 for the land video in month 3, against $28 to $94 for the carousels. Every month cleared the quarter goal on its own.

What the open days showed

August, with a $331 reminder to 4,800 people who had already looked: sixteen groups walked the headland in the rain. September, with the reminder held up by Meta's new advertiser verification: nobody came. One variable changed.

What did not close

Nine of 328 leads were graded by the agents, so quality rests on what buyers told the form, not on the calls. Cost per lead rose each month, by design in month 2 and by circumstance in month 3.
